Plans: Our customers have two opportunities to make changes. On the check print they have the ability to change just about all structural elements in the house. At the final print they can still tweak the electrical plan. Quality Service

Color choices: Every customer picks out all the colors in the home. There are thousands of possible combinations available. Quality Service

Stemwall Foundation: With this expensive and time consuming foundation for several reasons. The bottom of the footing (by the final grade) is covered by at least 16” of fill. This coverage protects the footing form the elements help preventing catastrophic washouts. Another reason is the final grade is approximately 8” below the finish floor. This is important in Florida, one of the rain capitals of the world. Exceeds Building Code Requirements

Concrete slabs: All floors are poured using a minimum 3000p.s.i. concrete. We feel this helps to minimize cracks in the slab. Exceeds Building Code Requirements

Metal studs: Metal studs, unlike wood studs, are uniform in size and shape. They will not warp and provide for a much straighter wall. We do not use this as a cost savings measure as some builders do: We still use a pressure treated wood bottom plate, wrap all door openings in wood, and provide wood blocking as needed. Using wood with the metal gives plenty of area to nail trim, doors, and cabinets. In addition all studs are 16” on center. Exceeds Building Code Requirements

Manabloc Plumbing: This state of the art plumbing system is like an electrical breaker box. But used for water. The advantages of this system are many. The system uses a continuous piece of PEX piping from the manifold to the component. There are no seams to go bad. Each component has its own supply line. This prevents the problem of one plumbing component robbing water from another. With direct water routing the water gets to the component faster, saving water and energy (in the case of hot water) in the process. If a component does need to be changed the component can be turned off at the manifold. The whole house doesn’t need to be turned off. Exceeds Building Code Requirements

Icemaker line: The shut-off line for the icemaker is under the kitchen sink. This gives the Owner the flexibility to add an under sink water filter that will filter not only tap water, but the water to the refrigerator as well. Exceeds Building Code Requirements

Tie Beam: A formed and poured concrete beam is used around the perimeter of the house. We feel this provides more strength to the house. It is more expensive and time consuming that simply filling the top row of blocks with concrete. Exceeds Building Code Requirements

Wall studs at 16” centers: Code requires that interior walls be framed with no more than a 22.5” gap between the studs. We install all our studs at 16” (14.5” gap) centers. Exceeds Building Code Requirements

Nailers and deadwood: We provide more backing behind the drywall for window coverings than most builders. If an Owner is installing window coverings he has plenty of deadwood to hold the drape in place. Quality Feature

Keys: At the end of construction the Owner is presented with the keys to the home. We are on a master system. One key will work every keyed entry once we change our temporary. Quality Feature

Roof: As a minimum all homes include a dimensional shingle with a 30 year factory warranty. This shingle is not only more attractive than a standard 3 tab, but has a better warranty. Exceeds Building Code Requirements

Energy efficiency: Most of our homes include the “Good Cents” energy savings package. This package includes items that will make the house more comfortable and save money in the form of reduced energy bills. Among the items included in this package is a minimum 12 SEER AC system, a waste heat recovery system (heats your hot water while the AC is running), R-30ceiling and R-5 sidewall insulation. The ductwork seams are also sealed with mastic. Mastic reduces the possibility of duct leakage. Exceeds Building Code Requirements

Plumbing fixtures: All faucets are from a recognized national manufacturer. Quality Feature

Soaker tubs: we use name brand Jacuzzi soaker or whirlpool tubs in our homes. Quality Feature

Tile Floors: All tile floors are installed using a flexible thin set. Using this product helps reduce the cracks that may occur in the floor. A one-year warranty is on all tile floors. Quality Feature

Customer service: All of our homes include a one-year workmanship, two year insured systems, and ten year insured structural warranties. Quality Service

Windows and doors: All windows, except those on the north side and those under 6’ of roof overhand are tinted. Exceeds Building Code Requirements

Financial Stability: Our customers have the comfort of knowing that we will finish our projects. We have been in business for over 30 years and the financial know how that comes with experience.
